Host FAQ

How your booking site works

Bookings, payments, calendars and the situations that come up, plus what our team recommends for messaging, agreements and deposits.

How a booking works

›What happens when a guest books?

The guest picks dates on your site, sees the full price, and pays by card. The payment goes to your own Stripe account, and from there to your bank.

The dates close on your site right away. You get an email with the guest, the dates and what they paid, and the guest gets a confirmation email.

Monthly stays pay the first month and the deposit at checkout. The rest of the rent is charged to the same card on each due date.

›How do my calendars stay in sync?

Your page gives you a calendar link for each place. Add it to Airbnb and Vrbo so a booking on your site closes those dates there.

Add your Airbnb and Vrbo calendar links on your page too, so their bookings close the dates on your site. We check them every 15 minutes.

Furnished Finder does not accept calendar links. When a booking comes in, close those dates on Furnished Finder yourself. The booking email reminds you.

›When do I get paid?

Guests pay into your own Stripe account. Stripe sends the money to your bank on its normal payout schedule, usually within a few business days. You can see every payment and payout in your Stripe dashboard.

›What does it cost?

A one-time setup payment, then 1% of the bookings made through your site, with a monthly minimum. Refundable security deposits are not counted in the 1%. Stripe’s own card processing fee is paid from each booking, the same as any card payment.

›What about lodging taxes and permits?

You set your lodging tax rate, and it is added to stays under 30 nights. You are responsible for filing and paying your local occupancy taxes and for any permits or registrations your city or county requires. We do not file taxes for you.

Common scenarios

›A monthly rent payment fails. What happens?

We retry the charge once a day, up to 3 times, and our team lets you know. If it still fails, reach out to the guest directly to update their card or pay another way, and keep a written record of what you agree.

›A guest cancels or I need to refund them.

On your private page, open the booking and press Cancel this booking. Choose a full refund, part of it, or no refund, following the cancellation policy you showed at checkout. Tell the guest in writing what they are getting back.

The booking is cancelled and the dates reopen on your site and in the calendar link Airbnb and Vrbo read, by themselves. Any future rent payments are cancelled too. Reopen Furnished Finder dates by hand. Our 1% on the booking is kept on refunds you issue.

If you refund the full amount from your Stripe dashboard instead, the same happens automatically. A partial refund made in Stripe, like returning a deposit, leaves the booking in place.

›Two guests booked the same dates.

This can happen if another site has not synced yet, or if Furnished Finder dates were not closed by hand. Contact the guest who booked second right away, offer other dates or a full refund, and call our team. Keeping every calendar linked, and closing Furnished Finder dates as soon as you get a booking email, prevents almost all of these.

›A guest disputes a charge with their bank.

Stripe will email you. Respond inside Stripe before the deadline with your signed agreement or accepted house rules, your messages with the guest, and proof of the stay (check-in details, photos). Our team can help you put it together.

›How do I change prices or close dates?

Open your private page from the link we sent you. You can change prices and close or reopen dates there any time. If your link stops working, sign in with a code at damianshostinghub.com/host.

›How do I stop my service?

Call or text our team at (209) 638-6140 or reply to any email from us. Bookings that are already confirmed stay with you.

Best practices

›Messaging your guests

Reply to every booking within a few hours with a short welcome. Send arrival details 2 to 3 days before check-in, check in on arrival day, and for monthly stays check in once mid-stay. Send a thank-you and checkout reminder the day before they leave.

Keep messages and any money questions in writing (email or text), not just phone calls. A written record settles most disputes before they start.

›Rental agreements and leases

Have a written rental agreement for every stay: occupancy limit, house rules, quiet hours, pets, parties, damage and deposit terms, your cancellation policy, and check-in and check-out times.

For stays of 30 nights or more, have the guest sign a lease before move-in. In many states a 30-plus night stay gives the guest tenant rights, so use a lease that fits your state. You are the owner or lessor and you sign it.

›Security deposits

Take the deposit at checkout, and state in your agreement what it covers. After checkout, inspect the place, take photos, and return the deposit with an itemized list of any deductions within your state’s deadline (in California, 21 days).

›Access codes and keys

Send door codes or key instructions only after the stay is paid in full and, for monthly stays, the lease is signed. Change codes between guests.

›House rules and screening

Put your house rules in writing and show them before guests pay. Confirm the guest’s name matches the card, and for monthly stays ask what brings them to town (a travel nurse contract, a job, a move) before you accept.

›Reviews and repeat guests

Ask happy guests for a short review you can show on your site, and invite good guests to book with you directly next time.
