How quickly can a property manager take over my rental?

For properties already listed, we can typically take over within a few days. For new listings, the full setup process—including professional photos, listing creation, and pricing strategy—usually takes 1-2 weeks depending on your timeline and any needed preparations.

How hands-off can I be with a property manager?

As involved or uninvolved as you want. Some owners check in weekly. Others hear from us once a month with their report. We handle the day-to-day either way — you set the communication level that feels right.

Where does Damian's Hosting Hub manage properties?

For short-term rental co-hosting, we work with property owners nationwide — if you have an STR anywhere in the United States, we can help you optimize and manage it. For long-term tenant management, we are licensed in California and currently serve the Central Valley, including Patterson, Modesto, Turlock, Tracy, Manteca, and Stockton. During our discovery call, we'll discuss your property and confirm how we can best support you.

What happens if there is a guest emergency at my rental?

We maintain responsive communication with guests around the clock. For issues during their stay, we assess the situation, coordinate solutions (whether that's a quick fix or vendor dispatch), and keep you informed as needed. We have protocols for various scenarios to minimize disruption.

How often do property managers send owner reports?

We provide regular reporting, typically on a monthly basis, covering bookings, revenue, expenses, and property status. You'll also receive prompt notification of any significant events. Our goal is to keep you informed without overwhelming you with unnecessary details.

Our 8% management fee covers rent collection, maintenance coordination, monthly financial reporting, lease enforcement, property inspections, and owner communication. Tenant placement (screening, marketing, lease execution) is a separate one-time leasing fee.

How do I verify my property manager is licensed in California?

Yes. Our long-term property management operates under a California Department of Real Estate licensed broker. What that means for you: your rent payments are held in a regulated trust account — not someone's personal bank account. Your lease agreements meet California legal standards, and your interests are protected by state law.
