The space

You have the run of the house — four bedrooms, three bathrooms, the kitchen, the living and dining rooms and the yard.

• 4 Bedrooms, Sleeps 8 — Four bedrooms are yours, each made up with fresh, quality linens, mattress and pillow protectors on every bed, and space to unpack rather than live out of a bag.

• 3 Bathrooms — Three full bathrooms for eight people, which is the difference between a group trip that works and one where everybody is waiting. Towels, linens and starter toiletries are provided.

• Full Kitchen — A full-size refrigerator, stove and oven, microwave and dishwasher, stocked with dishware, flatware, cookware and the cooking basics. If you are here for a month, you can genuinely cook rather than eat out every night.

• Living & Dining — An open living room with a TV and a dining table with room for the group to sit down together.

• Backyard — A private yard off the back of the house, and a good place to be in the evening once the Valley heat drops.

• Fast WiFi — Complimentary throughout, strong enough for work calls, charting and streaming.

• Central A/C & Heat — Which is not optional in a Central Valley summer.

• Washer & Dryer — Full-size washer and dryer in the laundry room, so a long stay does not mean a laundromat run.

• Driveway Parking — Off-street parking in the driveway for the group's vehicles.

• Self Check-In — A keypad smart lock on the front door. Arrive on your own schedule, day or night.

What you get access to

• Four bedrooms, three bathrooms, the kitchen, the living and dining rooms, the backyard and the driveway are all yours. There are no shared spaces and no other guests. 🔑

• One bedroom in the house is the owner's own locked private storage. It is not part of the rental and stays locked for the whole of your stay. The owner is NOT on-site during your stay — everything else is entirely yours.

Self check-in through a keypad smart lock on the front door. Your code arrives by message before check-in, so late arrivals are no problem at all. 😄

While you are here

We are available by message whenever you need us — usually replying within the hour — and just as happy to leave you completely to yourself. 😊

The owner is not on-site during your stay, and self check-in means you arrive entirely on your own schedule.

• We are glad to help with directions and parking for Emanuel, Mercy Merced or Doctors Medical, timing a Yosemite day trip so you are not sitting in the gate queue, where to eat in Livingston and Merced, and anything you need for a longer stay — extra linens, a mid-stay clean, or a restock.

The neighbourhood

The house sits in a quiet newer subdivision on the edge of Livingston, a small Central Valley town of about 14,000 in Merced County. Residential streets, sidewalks, and no through traffic. 🌳

• Foster Farms has its headquarters and main plant right here in Livingston, three minutes from the door, which is why so many of our guests are here for work.

• Groceries, pharmacies, taquerias and the essentials are all a few minutes away in town, with the bigger shopping in Turlock (20 min) and Merced (18 min).

• UC Merced is 26 minutes and CSU Stanislaus in Turlock is 20.

• This is farm country — almond and orchard land in every direction, roadside fruit stands in season, and the Castle Air Museum in Atwater 16 minutes away is genuinely worth an afternoon.

• Yosemite is the big draw, 2 hrs 39 min to the Arch Rock entrance.

Getting around

A car is the way to do this area — Livingston is a small town and everything worth driving to is 15 to 30 minutes out. There is off-street parking in the driveway for the group. 🚗

Highway 99 runs right past town, so the whole Valley is straightforward from here: Turlock 19 min, Merced 18 min, Modesto 32 min, Fresno about an hour and a half, Sacramento roughly two.

• Merced Regional Airport is 19 minutes. Fresno Yosemite International is about 1 hr 20, Sacramento International about 2 hrs, and San Jose Mineta roughly 2 hrs 15.

• Emanuel Medical Center, Turlock — 12.5 mi / 19 min. Mercy Medical Center, Merced — 17.6 mi / 26 min. Doctors Medical Center, Modesto — 28.5 mi / 32 min.

• Yosemite National Park, Arch Rock entrance — 109 mi / 2 hrs 39 min.
